Anderson Enterprises is the outgrowth of a company formed by three Swedish immigrants in 1915. The business began with Anderson Brothers Manufacturing, one of the foremost designers and builders of dairy packaging machinery in the country. Over the years, Anderson Enterprises’ holdings have included Anderson Packaging (one of the largest employers in the Rockford area), Atwood Industries and FPM Heat Treating. In the mid-1990s, Anderson Enterprises began divesting of its manufacturing holds and now consists of Spring Creek Development Company and Spring Creek Partners. Through Spring Creek Partners, Anderson Enterprises has invested in dozens of high- tech companies across many industry sectors. Today, Anderson Enterprises’ primary business focus is on Spring Creek Development Group, its rapidly growing real estate development company.

David is responsible for formulating the organization’s strategic objectives, as well as overseeing its day-to-day operations. One of the three co-founders of SCDG, David is instrumental in the acquisition and development of large-scale industrial, retail, residential as well as mixed-use properties. His broad sales and marketing experience is integral to SCDG’s development of projects ideally suited to diverse end-users. David is a Rockford native who is also active in the civic community in northern Illinois.

John’s business career began in 1968 with the formation of Anderson Packaging. Over the years, John has actively invested in dozens of emerging companies. He has also been active in the development of numerous properties in northern Illinois and southeastern Wisconsin. Today, John is the senior partner in Spring Creek Partners and Anderson Enterprises, as well as a co-founder of SCDG. John’s extensive business acquisition and management experience, venture capital funding and investment decision-making provide the foundation for SCDG’s success.

As a co-founder of SCDG and a partner of Spring Creek Partners, Duane is responsible for the legal and financial activities of both entities. Through SCP, he has been active in venture capital and technology investing since 1991. With many years as a partner in an international accounting firm prior to joining SCP, Duane brings extensive financial and tax expertise to the Anderson Enterprises businesses and is integral to their ongoing success.

Phil manages and develops immediate to mid-range opportunities for SCDG. Phil’s current responsibility is the development and management of several well situated retail centers in the Rockford Area. In addition to the retail properties Phil is also active in residential development. Phil is managing a 600-acre mixed use development in Rockton, IL. An 87-acre planned residential development known as River Hills in Rockton, IL is also nearing completion. Phil is also serving as president of the Illinois Chapter of Certified Commercial Investment Members (CCIM).

Ryan manages more than 1,000 acres for Spring Creek Development Group in five planned unit developments located in Rochelle, IL. The Rochelle developments encompass retail, industrial and residential projects. In addition to Ryan’s Rochelle responsibilities, he is also developing our company’s first “green” project: LeBois in Lisle, IL. LeBois at Lisle incorporates one of DuPage County’s first installations of pervious concrete, a system of rain gardens and rehabilitated wetlands. The development team has been working with Morton Arboretum to preserve 1000 trees on the 16-acre residential site. Within Spring Creek Development Group, Ryan is responsible for identifying and analyzing infill commercial and residential projects.

Take Interstate 39/Route 51 north to Rockford, merge onto Bypass 20 West to Freeport. Take the first exit off Bypass 20 (Alpine Road). Turn north (right) onto Alpine Road. Head north to Spring Creek Road and turn west (left). Stay in the right lane. Signs will let you know when you are getting close a Gardens, our neighbor. The main Garden entrance is at Parkview Avenue, the last stoplight before the river. Take Route 20 east from Freeport. Once in Rockford, it becomes Business 20/State Street. At the first stoplight (Meridian Road) turn north (left). Go north on Meridian to Auburn Street (first 4 way stop) and turn right Stay on Auburn Street through town and over the Rock River. After the Rock River and under Hwy. 251, Auburn Street becomes Spring Creek Road. Stay in the left lane and be prepared to turn left at the first stoplight after the bridge (251). Spring Creek Development Group manages infrastructure improvements and vertical development on many of its projects. Spring Creek’s primary construction activities include multi-family residential, small retail centers and tenant build-outs.

Spring Creek Development Group works with a number of consultants to determine the most efficient way to develop projects. Conversations regarding entitlement, engineering and off-site improvements occur early in the development process in order to minimize factors that could impede construction.
Spring Creek Development Group works with outside consultants to determine the appropriate product mix and land use. Site planning generally starts with a market study. In addition to engaging professional market analysis firms, Spring Creek interviews local architects, builders and brokers to get an understanding what is appealing to end-users. Once the market is defined, Spring Creek works with a number of land planning professionals to establish conceptual site plans. It is not uncommon for Spring Creek to utilize several firms on a single project. This enables it to get multiple perspectives on any given development. Spring Creek then incorporates the best ideas into a final comprehensive land use plan. Spring Creek’s dedication to well planned development justifies the additional up-front investment during the site planning phase. The belief that it is easier to modify a project while it is still on paper drives Spring Creek to take the necessary time to design the project properly before it moves on to more advanced phases of the development process.
